PG & hostel operations · India

Every bed, every rupee, every complaint — in one app.

StayOne replaces the register, the rent sheet and the WhatsApp group your building runs on today. It works on the phone your manager and your residents already carry, in the language they already speak.

What it replaces

None of this is new work. It is the work you already do, somewhere searchable.

Every PG already tracks these four things. The only question is whether the answer takes a glance or a phone call at 11pm.

The whole building · one app

Everything a PG needs. Nothing it doesn’t.

Built around how PGs in India actually run — sharing types, cash at the desk, a manager on WhatsApp — rather than adapted from a Western property-management tool and hoped to fit.

Beds & rooms

Rooms, sharing types and per-bed rent. Occupancy updates itself as people move in and out, and a bed already taken cannot be booked twice.

Rent & dues

Monthly cycles per resident, receipts, part payments and a running list of who still owes what.

Complaints that sort themselves

Residents never pick a priority, so the app reads the words. “Gas leak” and “electric shock” reach the top of the queue in English, Hindi or Telugu — a loose handle does not.

Notices

Post once, everyone sees it — with a record of what was said and when, instead of a message buried in a group of 60.

Move-ins & move-outs

Check-in with documents and a deposit, notice periods that count themselves down, and a bed that frees up on the right date.

Staff, attendance & payroll

Your cook, guard and cleaning staff — days worked, advances taken, salary due at the end of the month.

Expenses & reports

What came in, what went out, and what that leaves — per property, per month, without exporting anything.

Documents & KYC

Agreements and ID proofs stored against the resident they belong to — and a resident can pull their own paperwork out of the app.

Mess menu & feedback

This week's menu where residents can see it, and honest feedback on it where the cook's manager can.

Visitor log

Who came, who they came for, and when they left — a gate register that cannot be quietly rewritten later.

English, हिन्दी, తెలుగు

Every screen, not just the menus. Your manager and your residents each read the app in their own language.

Ask

A question box that reads your own figures and answers in a sentence, citing the screens it consulted. It cannot change anything — see below.

A look inside · live

Not a tour. The product's own logic, running on this page.

Four things StayOne does that a spreadsheet cannot, working — not filmed. Fill a bed and try to fill it twice. Type a complaint in Hindi and watch it get read for danger. Bill a floor and collect half of it. The four tabs share one set of books, so what you change in one shows up in the rest.

Beds & occupancy

Sunrise PG · Floor 2
Occupied On notice Vacant

Sample data, running in your browser. Nothing is sent anywhere.
The screens themselves

Three screens, doing the three jobs.

Photographed from the running app, not drawn for a website — the same ones your manager opens on a Tuesday morning.

The beds screen: 128 beds, 116 occupied, 8 open and 4 on notice, drawn floor by floor as a grid of numbered tiles.
Beds

The register, except it counts itself.

Every bed on every floor, coloured by what it is doing. Occupied, vacant, or on notice and about to free up — so the answer to “do you have a bed?” takes a glance instead of a phone call.

  • Occupancy recalculated on every move-in and move-out
  • A bed already taken cannot be given to a second person
  • Check someone in from the same screen
The rent collection screen: August cycle, ₹13.4 lakh expected and ₹10.8 lakh collected at 81%, with ₹2.6 lakh still pending across 23 tenants and filters for unpaid, part paid, overdue and paid.
Rent

Who has paid, who hasn't, and what that leaves.

One cycle per month, billed to everyone in a pass. Part payments are a first-class thing rather than a note in a margin, and every rupee taken at the desk prints a receipt the resident can pull up themselves.

  • Bill the whole building for the month in one tap
  • Filter to unpaid, part paid or overdue in one tap more
  • Export the roll to CSV when your accountant asks
The tickets screen: complaints filtered by status and severity, an urgent WiFi outage at the top of the queue and a medium-severity geyser fault below it.
Complaints

A queue that puts the gas leak first.

Residents file in their own words and never choose a priority — the app reads what they wrote, in English, Hindi or Telugu, and sorts on it. The manager works down a list instead of scrolling up a group chat.

  • Severity assigned from the words, not from a dropdown
  • Notes back to the resident, kept on the ticket
  • The resident watches it move without asking anyone
One app · four points of view

The owner, the manager and the resident do not need the same screen.

So they do not get it. Each role opens to the thing that role actually does, and can only ever see its own properties.

The owner's portfolio screen: ₹22.4 lakh monthly revenue at 77% collected, 89% occupancy, ₹6.8 lakh of dues and a ₹16 lakh net payout across three properties.
Owner

The whole portfolio, in one number.

  • Revenue, occupancy and dues across every PG
  • Which property collected least this month
  • Add a property, a manager or a whole floor of beds
The manager's Today screen: ₹81,000 collected today, 24 payments pending, 94% occupancy with 6 beds vacant, and four open tickets.
Manager

Today, and what still needs doing.

  • Rent due today, tickets open, beds free
  • Check someone in, take a payment, post a notice
  • Call a resident straight from their tile
The resident's home screen: ₹12,500 rent due in three days with a Pay now button, plus shortcuts to their PG, documents, notices and requests.
Resident

Rent, complaints and paperwork.

  • What is due, what is paid, with receipts
  • Raise a complaint and watch it move
  • Download their own agreement and receipts
Ask

Ask your own numbers a question.

Tap the chat button in the corner and ask in plain words. The answer is read from the same figures your screens show, fetched as you — so a manager's answer covers their property and an owner's covers their portfolio.

It is read-only by construction: every source it can reach is a read, and each answer lists exactly which screens it consulted. It cannot record a payment, edit a resident or change a bed.

Who owes me the most right now?
How many beds are empty?
What tickets have been open longest?
Which property collected least?
Security

Your residents’ details are not a growth strategy.

Stated plainly, because a PG holds ID proofs, agreements and payment records for a hundred people who did not get a choice about it.

A PIN, hashed

Six digits, never stored as typed. Nobody at StayOne can read a resident's PIN, and a forgotten one is reset, not looked up.

Scoped to what is yours

Every screen and every answer is limited to the property or organisation you belong to. One owner's portfolio cannot appear in another's.

Built to survive a bot

Public forms are rate-limited per address and carry a proof-of-work check, so a script left running in a browser tab cannot fill your database with junk.

An audit trail

Who changed what, and when. Rent moved, a bed reassigned, a resident checked out — recorded rather than remembered.

Getting started

Running this week, not this quarter.

The only real work is entering your rooms and your residents once. After that the app does the counting.

Tell us about the PG

Name, city, how many floors and what sharing you run. That is the whole form — no card, no call scheduled before anyone has seen anything.

Two minutes

Your beds go in

Rooms and beds are created per floor in one pass, with rent per bed. Existing residents are added against the bed they are actually in, with their rent day.

An afternoon

Your manager runs the day

They open Today and see rent due, tickets and free beds. Residents get a PIN and see their own rent and complaints. Nothing to install — it opens in a browser.

Straight answers

The questions every owner asks first.

Can I see it working before I give you anything?
Yes, twice over. The sandbox on this page is the product’s own logic running in your browser — the bed guard, the complaint triage and the assistant are the real code, on sample data. Beyond that, the live demo opens the full app as an owner, a manager or a resident. Neither asks for a card, a call or an email.
Do my residents have to install anything?
No. It opens in the browser on any phone, and they sign in with a 6-digit PIN — no app store, no updates, no 200MB download on a phone that is already full. There is an Android app for staff who want one.
My manager is not technical. Will they actually use it?
Their screen opens on one question — what needs doing today — and the four things they do most are one tap from it: check someone in, take a payment, post a notice, look at a ticket. It is in English, Hindi or Telugu, whichever they set. If they can use WhatsApp, this is a smaller step than that was.
I already have residents. Do I start from scratch?
No. Rooms and beds go in per floor in one pass, and existing residents are added against the bed they already occupy with their own rent day, so the first cycle bills correctly. Bulk import is there for a large portfolio.
Who can see my data?
Every screen and every figure is scoped to the property or organisation you belong to — one owner's portfolio cannot appear in another's, and a manager sees their property alone. PINs are hashed, so nobody at StayOne can read one. The assistant is read-only by construction and lists exactly which screens it consulted for any answer it gives.
What does it cost?
Nothing right now — billing is switched off while StayOne is in early access, and every feature is open to every account. Plans are by property count rather than per bed or per feature, so a single PG never pays for a chain's tooling.
What happens if I stop using it?
Your data stays yours. Residents, payments and documents can be exported, and residents can already pull their own agreements and receipts out of the app themselves.

Tell us about your PG.

Name, city and how many beds. We set the property up with you, and your manager runs it from the same day — or try the sandbox above first and decide after.
